This early 20th century home was built with hand hewn beams and joists on a stacked stone foundation. The flooring system was held up with log posts. Over the course of the last century the foundation stayed in tact with some minor upkeep. The problem that was discovered by the home's newest owner was that some of the beams, posts and joists had succumb to dry rot. Attempts by other contractors to scab some of the troubled joists to add support, unfortunately, left some underlying issues unaddressed. One of the most affected components of the flooring system was the hand hewn rim joist. It was rotted enough to poke a pencil through with minimal force. Kelly's new home was perfect for her but there were some issues with the foundation. When the home was constructed part of the footer was not below the frost line. This can create problems caused by the freeze/thaw cycle. When the soil surrounding the footer is saturated with water in the colder seasons it is liable to freeze. Since water expands when it freezes it causes frost heave which has great potential to damage the home's foundation. Our solution to this problem is to excavate that part of the foundation, install specially engineered drainage called EZ Flow then install a completely inorganic insulation material called Silverglo that will prevent that part of the footer from being exposed to the damage-inducing ice. The soil is then placed back against the house so that it can be reseeded. Kelly now has peace of mind that her foundation is protected from the ever-present force of nature that is frost heave.
